Just be careful or just don't do it to eliminate this risk.As for the money with your parents, if they haven't said "yes you can borrow that when you need to replace the plumbing in two of your units", then I wouldn't count on it.

This makes the similar sized duplex units look like a steal.One big problem is that the current owners of the old houses can't find a replacement home.My idea is to let them trade up into a duplex in their same neighborhood.

The main reason being that if you need to replace them it will be much easier if you build a system instead of relying on someone's specific talents.As for rates, I've heard they generally run $4-8 per hour, which is apparently a good wage in the Philippines, and of course you could offer bonuses and commissions to sweeten the deal for them.

The restoration company is recommending that the floor be torn up and walls be opened to allow for more direct contact of the microbial compound.Estimated floor replacement is upwards of $3500 (conservative, I think) plus the dry wall work.I'm comforted and relieved to find that my lease holds the tenant responsible for such an event.

@Shannon Webb, nothing to red flag, the more distressed the better for your buyer just make sure you have a very good list of things that need to be fixed or replaced and possible cost to cover you and your investor
