I'd check uninvolved brokers answer with the listing broker and put significantly more weight on the uninvolved brokers answers.

Due to the craziness of the market for the past year +, many folks (especially househackers) likely have a reasonable amount of equity in their properties from the rapid forced appreciation of buyers paying considerable amounts over asking. 

Its only one metric and you're backing into it in this case so I wouldn't put that much weight on cap rate in this situation.When I underwrite deals for Net Lease assets I care about the cap rate.

The only time starting cash flow is better than growth rate is if you are looking to retire immediately, or are someone who has an incredible deal flow system set up and is able to suddenly and rapidly scale from 0 units to 100+ units in only a few short years. 

Typically its seems that the offers and counter offers go in rapid succession the same day.  

Older standard weight cast iron pipe may be wearing down after that long.

Detroit is a great place to invest so long as you understand what you are getting, all the pros and cons associated, WHERE you are investing (as detroit is a very block by block city in which values and things change very rapidly - block by block), and a solid team on the ground. 

I would be careful with self-leveler because of its weight.
