@Anthony G I'm 3 hours away, its not too bad, but I'm just thinking longer term on how to automate the process.I'm most just concerned about some random person walking through my house, but if I've pre screened them, and I'm live on the phone with them, I might be ok with the risks

Just a random curious question because im in las vegas and always see lots of land for sale or vacant and was wondering what kind of investors chase lots. 

I met Dylan when I started hosting the BP events, but we both randomly also visit the LAREIC group.

The property looks great :) Here's my thoughts:- Bullet items in your description- Under accommodations I'm seeing "TV" randomly.

Is it random, or a tight list with specifics.

If you look at the numbers I randomly threw out, drop the rent in half and its still a win. 

As an investor/customer, I was always leery of someone throwing out a random number - especially a round one like "I can do it for $3,500".

I took it as a learning lesson initially, "OK, I shouldn't just use a random business card lawyer."

For me, I found 2 friends that rent from me so I actually really enjoy living with them but I don't necessarily think I'd be comfortable living with random tenants.Bottom line: in my opinion go with the numbers that make sense and don't let FOMO get the best of you!

Even though they had cleaned up fairly well, there was still hair wedged under all of the baseboard trim, plumbing in random places, extra lights added to the ceilings, and a smell that was hard to get rid of.
