I have a solid amount of capital to invest and am looking to invest remotely in the Midwest or South in places that will provide a net income and, of course, ideally also provide at least a minimal amount of appreciation, but I'm definitely leaning more toward the cash flow model given that I'm an older investor.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

I did a quick review of Furnished Finer in Midvale, UT and it looks like your price estimate is about in line with the market but there is of course a bit of range depending on exact location/level of furnishing, amenities, etc.
