I have talked to others in the area and it really is hit or miss, but good management and a professional listing really seems to make the difference.

If you are evaluating a REIT, it would be wise and prudent to do your homework and select the appropriate professional to guide you.

While I wasn't able to do the most recent bootcamp, I did get the home study course for both MHP and RVP. 

I have a solid amount of capital to invest and am looking to invest remotely in the Midwest or South in places that will provide a net income and, of course, ideally also provide at least a minimal amount of appreciation, but I'm definitely leaning more toward the cash flow model given that I'm an older investor. 

I know that I could save some money by continuing to manage the property on my own, however, I have concerns about being out of state and not having eyes on the state of the home (leaks, damages, etc.) and of course, parties.

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.

We opted to buy a fixer-upper SFH and slowly renovated, painted, and updated it over the course of 2 years. 

The agent likely has an idea of what the property is worth so keep that in mind . . . of course there are always gems that agents overlook to get it listed. 

I did a quick review of Furnished Finer in Midvale, UT and it looks like your price estimate is about in line with the market but there is of course a bit of range depending on exact location/level of furnishing, amenities, etc.
