I’m considering pressure washing, roof gutter cleaning but I’m open to other ideas.

Walk a few properties but have ZERO pressure to buy. 

Take advantage of these as it's in my opinion the best way to get around others who are already in the mix with most Meetups being very low-pressure environments!

Well bottom line is I called a foundation guy and he walked down the steps and immediately saw the issue - a slightly bowed wall indicating hydro static pressure and that was where the leakage came from.

Ironically, cash producing vacation properties typically appreciate very poorly, as they are cheap to buy because the land/space is basically unlimited (ie Great Smokies TN), and people just keep building which depresses values and puts downward pressure on rent rates.
