Even when I have had access to the MLS, I still used other programs with better search tools. layout, Etc as  @Russell Brazil said....I have had a RE license in addition to Contr's. license and IMHO the RE license should be left to professionals.

A bad joke at that.That's because none of the automated valuation tools have any idea about the interior condition.Take two 3/2, 1800 sq ft ranches on 2 acres, both in the same neighborhood, both built in 1930 by the same builder. 

It's about having the right tools.

I'd recommend using the networking tools here on BP. 

My goal is to better understand the role of a property manager, understand common tools/technology in the industry, and the work it takes to execute some of these requests so I can make reasonable requests and do a better job managing the relationship. 

I know that is a popular area to invest, relatively drivable for NJ, so you may want to add some of those cities to your Keyword searches.As you are getting started and looking at markets, especially if they are at a distance, keep in mind any connections you already have to that area. 

There is also a useful 'export to KML' feature that you can find by clicking the settings icon in the bottom right corner.I make Google mapping tools which let you view routes using animated street view among other features (see my profile).

USDA is a great tool
