I see the pop is only about 6700 and has gone down the past few years.

What they do will pretty much be determined by what you did and how many times you did it.If a wholesaler pops up on the radar and regulators believe you need to be taken off the streets, you'll be taken off the streets most likely.

Then define the highest and best use for the land with single or multi tenant.Work from the top submitting your site to large corporations for a fit as they tend to pay more than local mom and pop businesses and give more rents for great locations.   

Corporate national tenants will pay the most for It versus mom and pop.

Tell them you will keep them in mind if something "pops up" but you have to respectfully move on to the more serious buyers to make a living.It's not unreasonable to fetch properties at a 25-50% discount in the markets you mentioned, but the larger discounts aren't going to come from REOs unless they are in significant disrepair.

I still get an eye-popping yield and the borrower now has a reason to continue paying the loan.
