There are a lot of people doing on-market here in Florida, if you are planning on going that route make sure to have the right disclosures to prevent any fines.Always disclose to your buyers that you are selling your equitable interest or rights to purchase the property.

You may want to do the same with the handyman where most of your calls go to your main handyman, but once in awhile use another one to establish a relationship.I have also heard of people using storage units near their properties to store spare TVs, routers, fridges, AC window units, washers, dryers, etc. 

For the lease, many people who self manage find a generic one for their state online, but it’s usually a good idea to have an attorney look it over or even draft one for you to make sure it’s solid and covers all the bases.

People online like to paint rosy pictures about how much money their short-term rental makes.

Does this seem normal and is there anything I should be asking for from all people involved?

This prevents people from just grabbing (and losing) the original TV remote but still leaves it accessible if someone needs to do something that's hard/impossible with the Roku remote.

I love to stay tuned into the trends that are working for people who own rental properties.

Many people get so focused on asset protection and have nothing to protect.  

We have several people we know who will lend but you will need to have 30-40% down- and if you do not have expereince or other assets to collateralize it will be more difficult to get financed
