Prices seem to be at their peak, so it will probably be wise to sit and wait for the right moment to invest in my first property.

I should add that the "cost" of hard money lenders is made up for 10 fold in speed, service, vetting of the property, etc.  

The speed at which you can come up with this money should sometimes mean your lowball offer gets accepted (or you pass and move onto the next one where it WILL result in a steep discount).
