(While text message may or may not be legal form of notification in your state, if you have a back and forth, the tenant can't really prove they didn't get the message.It pains me to say this, but cash for keys can be a quicker way of getting someone out of your house.

It may affect your ability to find new tenants (i.e. word gets out at that hospital that she's not a good roommate) or keep good tenants (i.e. she's such a pain in the a** that nobody wants to stay there).Probably the best course of action is to get her out quietly.

Most Home warranties are similar and a pain for tenants/landlords because they routinely deny claims and also take some time to send repair people because they pay the lowest.
