This let us get rid of a property we didn't like in the first place, plus the hassles of owning it (tenants, repairs, etc.).

Now still going through that list to re-attempt them but around 1k of them were hard no's of people who owned the property and just not interested.

In brief i found it was plenty helpful for me to get started on my RAL journey and previously i posted about my experience in starting my own house in Scottsdale (a 10 bed/10 bath) facility.

I own a property right now where the owner holds back the down payment at 4% for 5 years and my local bank has first position at 7%. 

Maybe they raise some equity direct from immediate family (IE - mom/dad/sister/brother/grandparents/uncles/aunts/cousins), but the majority of the skin in the game is the GP's own.

We never put a dime of our own money as the cash flow was strong even in its poor condition.

Now, we are eager to leverage our expertise for our own venture.
