Why create a C-Corp as opposed to a LLC for the Property Management Co.?

Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.

There are qualifying life events (like getting married) that let you move out before a year, and many other loop holes in the program which investors can legally utilize.

I’ve also read that if there’s a “specific” event and date in the future that would allow you to occupy the property after 60 days, that the lender would consider it.

This strategy is something I developed during Covid and have stuck with since I rarely found success with the in-person group networking events (likely my fault, not the events').

Can you share how you financed those used trailers that you brought to the park - my partners and I have some vacancies that we are trying to finance (as opposed to pay cash for the used trailers) in order to save money to invest in more deals.

You just have to be a bit more aware of CapEx in our markets as opposed to areas where the building stock is from the 90's or 2000's. 

Check if there's a personal guarantee on the note by the LLC owner, which will give you additional recourse to pursue in the event of default.
