So how does one balance a ton of work with starting out buying real estate?

Is there time limits to convert, I understand that there may be depreciation recapture, but if I keep that as a primary residence say for 20 years or longer am I going to have problems with IRS. or at some point way down the road there will be depreciation recapture or does that go away after awhile.

Immediately started making minor improvements, due to hurricane season decided to remove one tree and trim a huge oak tree at the other location. 

Tenants take care of the property and pay rent timely.

I heard it in one of the BP podcast but can’t remember the name of it…does anybody know?

There was only one they wouldn’t bend on.

Live in one and rent the other while you collect rents.

If these have been great tenants with zero payment issues for over a year I typically give them a one time "get out of jail" card for a single late payment....one time only.
