I'm at a bit of a crossroads now because the window on me selling this and sheltering any taxes on profit (I lived there for 2 of the last 5 yrs) is expiring early next year  I received an offer of $325k but it fell through on the financing side due to the buyers job history. 

I will say I love to get involved in the planning of rehab and running all the numbers, but your time will be limited so spread the wealth on things that require too much time.My goal is lots of doors in 10-15 yrs, when I retire. 

The rental I held for 16 yrs was sold in January 2022. 

Please take into account that all is legit, Work Agreement with our 15 yrs old son is prepared, work hours are justified and logged, hourly rates are fair, labor regulations are met, etc. 

You just can't put an ad out or something soliciting money.My private lenders like 6% fixed rate terms for 10 yrs at about 60% or less LTV. 

We have seen 10% increase in rents and 10% increase in property values over the past 2-3 yrs but wages certainly haven't risen at the same relative pace.

Most of mine are boomer+ LLs that carry 90% at about 5-6% interest for about 24 yrs straight am.
