As previously mentioned, I'd spread it across the sunshine belt in the markets that are seeing strong job/pop growth.

You are spreading yourself way to thin to be able to build relationships and actually get good deals sent to you.

By only paying tax on what you pay them, they spread out the tax hit over a number of years vs. paying a big chunk of moolah this year.

If you don't want to take the risk, find a partner or two to spread out some of the risk for the first couple/several deals.

@Hayden Haddad A 30% spread is too much to make sense. 

The only other way to do it would be to collude with the agent (illegally and immorally) to convince the Seller to drop their price so you could get a deal and then turn around and flip it without doing anything else other than bring in a buyer the agent should have been in contact with or exposing the listing to already.Care to elaborate on how you plan to create a spread on deals like this and beat out seasoned agents?
