Depends on how big of an area and how serious the issue is.

It all depends on the tenants staying or going and what costs I need to outlay to acquire new ones.  

It depends on the individual investor.

Just a preference and I don't think it would be difficult to upkeep, but that depends on the tenants and if they charge extra to mow and trim.

so you can renew with proper notice on your own lease,, your property manager sounds like he/she needs to be managed..Normal is pay or quit on 3 day if rent is not in on 1st.. late notice the 2nd,, pay or quit out on the 3rd.. file for eviction on 7 to 10,, depending on your state regulations..not depending on your PM this is your show this is how you expect and want and are paying them to do.

I'm not an accountant but I think it depends on whoever "gains" from the property, is it just you or is it dispersed between all of you.

I dont know whats customary in your area for hand money and that will also depend on the price of the property.
