@Anthony Nguyen the main issues with 203k are that they are very complex if you don't do an FHA 203k streamline loan.

I figure I can get $5000 combined rent from everything. 2000 large shop 1000 small shop 1000 main house 600 Apt 400 efficiency.

That's one of the main reasons people like to know cap rate - financing options may be different for different people.

However they struggled and lost their main office showroom to foreclosure. 

The prices are so low because of this POA...it will always be hard to sell these houses and mainly it is a area with retired people so as they leave, not many step up to buy.

I really wish this was an option because this would obviously be our largest ROI, undfortunately, the lot is a corner lot that and has a 25 ft setback off the Main Street it parallels, then with duplexes we have to have a 10 ft setback on the opposite side of the lot between the houses.

@Jairo Serrano I'm assuming this isn't your business, and you are merely renting out  your main residence after you moved, and making a few dollars today while you do that.

Most owners who own one house do not have their own website and make a great living..mainly only managers or those with multiple units set up a site.
