If I'm seller and my area has DOM < 10, I will ignore all your request perhaps even cancelling.Generally I don't see sellers completely ignore resolutions even with low days on market (unless it was already agreed to being as is).

Right now, I sit on about $60k reserves and operating expenses (I have other reserves for other business/life) and if that $60k dips down I let it fill back up, and as it starts creeping up I add to my "next purchase fund"- Yes, cash flow is lower and harder to find right now heading into 2024...but it's still out there.

If you think about AirBnB, it essentially acts as an escrow - a guest may book months in advanced and pay at booking, but the funds are not released to you until after check in.I would love landlords perspective from this community on if you would be open to using a trustworthy third party tool that offered this same service (ie. tenants pay whatever your deposit is to this escrow account, then 24 hours after check in it is sent to you).

If the assessed value is really low (this will be the case with very distressed properties or very distressed areas) you may want to figure the deal at 2% of 90% of ARV as the assessment will likely go up in the next year or two.

Be extremely conservative - assume very low rent growth, very low appreciation, and fairly stagnant interest rates, meaning minimal opportunity to increase cash flow through a refinance.
