My low-tech way for doing this has been to get a legal pad and write a different subject across the top of each page: Tenant Screening, Financing, Landlord Tips, Finding Housing, etc.

If so, that could be an issue...Fannie/Freddie have a limit of 10 conventionally financed properties. 

One of the tenants appears mentally ill and another has anger issues.
