Last Friday afternoon I was due to close on a cash out refinance, I spoke with the title company first thing and they told me they have all the documents apart from the settlement statement.The title company tried to make contact with the person who sent the files but they were unable to make contact.

Payments have been on time ( because we enforce late fee and she learned the lesson that we will charge late fee when she was renting for two years prior)We are looking for a Forclosure trustee ( we can go back to the original trustee who were assigned from the title company but they may not specialize in forclosure , don’t know).

Many or all the the units may already have signed leases, but every time we purchase an apartment building we give every tenant a copy of our lease even if they don't sign it so the tenants know our House Rules, how we start the eviction process when their rent is late, who to contact when they have any issues, etc.When we purchase a property we always write a letter introducing ourselves.
