If you subcontract direct, you are much lower on the priority scale of getting the work completed. 

I met with a mortgage originator at one of the large bank in Minnesota today who told me that a transfer of a property under a LLC would trigger the due at sale/transfer clause.

I understand how in a post recession economy it would work great, however now that the market has (largely) recovered are there still plenty of subject to deals around that would make sense to an investor?

have you tried Holton-Wise they are a large management company in Cleveland and are active on BP?

Cities do much better if they disperse lower income housing more evenly throughout a city versus building large mobile home parks.

I live in the San Fernando Valley where property appreciation is rising but I don’t have a very large savings.

They aren't large enough to do big multifamily (like 20+ units), but have been great for a few smaller 1-4 unit properties.If you find a good one please let me know, I'm always looking for good lenders. 

As @Kevin Dureiko stated, LLC's play a large role in your business if you're trying to obtain commercial financing vs personal financing.

Incidentally, this is one of the reasons why larger businesses work with very expensive, large firms.

A HELOC is what I'm attempting now but they are dragging their feet, large corp bank.
