The PM doesn't seem to be doing a good job of screening tenants and with multi unit buildings if one tenant gets away with not paying the rent, you can bet they talk to the others who then do the same.

Any suggestions on insurance companies that specialize in Homeowner Insurance for investors that have a part-time vacation home that also serves as a rental property?

Or does anyone have any other suggestions?

I’d suggest reaching out to the county’s tax assessor office and asking them those questions.

If anyone is on a tight deadline, I would definite suggest going down in person.

They then suggested a WY LLC instead.

As other commentators have suggested - have you looked into Hard Money Loans? 

Unfortunately, they renewed a lease without involving me or informing me, which has added to my concerns.I am reaching out to see if anyone has faced similar issues with RPM Indy or if you have suggestions on how to address this lack of communication.
