Any experiences or advice on this would be greatly appreciated.Small Business Loans: Has anyone successfully gotten a small business loan to fund a down payment?

Currently, I'm only offered 27 hours of work per week at an average/below-average pay rate, which isn't nearly enough to save for a down payment or qualify for a loan.I've tried selling belongings to generate extra income, but it's not sustainable in the long run.

This is called reverse amortizing b/c rather than paying down your loan the loan increases over time. 

We will be using a HELOC as down payment, however what can we expect when buying a distressed property in B/C neighborhoods in Akron for a BRRRR?

If no tax use it as a down payment and any left over renovations.

My options are:Sell: Maximize down payment in NC, reduce debt.HELOC+Rent: Keep NJ property as an investment, rent for potential $3,300/month.I'm interested in long-term wealth building.

There are several deals floating around but the one I can give rough details as an example is a commercial builidng where 20% is being put down on a 2.5 million dollar asset between 3 TIC equity/capital investors that are each providing roughly a third of the equity.

These strategies kick the can down the road by delaying capital gain taxes.
