If you don't have your limit of 30 year conforming mortgages, I would put one on the single duplex. 30 year fixed mortgages in the 4-5% range can't be beat.6 units on one lot and 8 units you're probably going to need a commercial bank loan with 20 year am/5yr fixed slightly higher interest rate.But... there's also the convenience factor to consider.

It just makes things a lot more convenient for us, not to mention FL as a whole just seems like a good market to be in.

Be prepared to pay for title, but the convenience and "control" is often worth it.

Long story short, QI I had hired conveniently couldn't match the wire I had sent to his apparently commingled account or so he alleged.

Having it at the bottom rather than the top is more convenient.

Originally, my thought was to make it convenience for my tenants as some of my units don't allow/have washer and dryer hookup in the units.

Only issue is that I make the tenants responsible for the convenience fee.. fee for eft is .50 and cc is 2.75%.

All units are currently occupied, am using 1-month as potential vacancy (has a history of filling much more quickly, very convenient location).
