I look for locations with a great economic fundamentals in-place - solid rental demand, good area demand drivers, and reasonable barriers to new supply.After that, it's all about the deal.Get to know a submarket better than any of your competitors - rental comps, sale comps, new developments, active players, etc.

It’s easy to buy into the “cap rates are too low and regulations are too tenant friendly” and take a pass on looking at the market fundamentals.

I found that Madison Trust had the best fees for my situation and really good learning and process flowcharts on their web page.
