If your plan is to buy it, fix it, and sell it when it's done, then you need to get your reno cost way way cheaper than it is right now.If you are using hard money lender, then the rental income is not going to make sense financially, you would be much better off investment elsewhere

Go get another one is my advice.If the homeowner wants to keep it, they need to bring it up to date, fix what's wrong and then rent it with the hopes that the tenant will help her recoup the money she put into it.

We expected some carpet damage and that a repaint would be needed but in reality the wood floors are destroyed, windows need replacing, all carpets need to be replaced, cabinets require replacing or refinishing, and the grounds need landscaping.Originally our plan was to fix this home and sell it.
