As an off campus college rental investor, I've seen the difficulties finding larger groups interested in living together at a distance from campus.  

How difficult is it to obtain?

So if I put down 30k i still have to borrow 260 @ 12% which comes out to an extra $28600 on top of the 290k I need to buy and rehab it.

You'll have the place rented now, and the extra 2 months will cover some vacancy on the back end.

Hey South FL folks,I have an extra ticket for a 3-day Than Merrill's seminar for this weekend (3/26 - 3/28).

I don't believe that I'm getting any extra liability protection by doing so, and I'm not sure that you can transfer an agent's license into an LLC (in Ohio), anyway.What would someone buy if they were buying your LLC that had your personal real estate license in it?  

The great thing being, when we decide we need some extra capital for something, we just cut that out for a couple of months.
