I am expecting the same.

I specialize in out of state investors and have gotten a lot of interest for more properties but need boots on the ground to handle repairs.Please PM me with anyone you have worked with and would continue to use in the future.  

Overall I like the program but agree people have too high of expectations and think it's a magical tool that solves every problem.My favorite is when the annual inspection comes through with such detailed line items like "fix door".Literally doesn't tell you what needs to be fixed, what door, etc.

In an urban/city you can expect STR restrictions, unreasonable regs (sometimes) and an overall dislike of STRs in general.

No, you can convert it in a future tax year but not the same year.

@Anthony Warren Do you have a property address already that you need a flip/rehab done on or are you simply assembling a team for the future.

The BRRRR method and flipping properties is definitely something I would explore in the future  

Expect that if you have $1.5M they would maybe go to $900-$1M.
