One the deed is prepared, you have to go to a Notary, or US Embassy depending on where you are, execute it, FedEx it back to the title co., they file it.You can mail the executed deed to the Clerk’s office for recording, as long as you include the proper recording fees.

I have an executed contract to purchase a property in South Florida, the house is going to be a primary residence and not a rental for a change.Seller needs to close no sooner than Feb 2019 to have time to arrange lodging.I am applying for a conventional mortgage for this property, everything is "approved" subject to final review by the underwriters, which will not happen until about 30 days out.

A loan is a loan... the same basic paperwork (promissory note, security agreement if applicable) is typically required regardless of who is involved.Sounds like a jointly-owned entity would be the borrower here, so a Note would be executed on behalf of the entity by someone with the capacity to bind the company and who had been authorized to do so for this specific transaction.

So, I'll just explain what should happen, and you can apply what to who.1 - The Option Consideration Fee (OCF) is nothing more than 100% payment for a contract that gives the "buyer" of the "option" the right to buy the property, by executing the option, for a set price within the time period in the Option Contract.2 - The Option Consideration Fee is NOT credited towards the purchase when the Option is executed.
