If you are planning on earning foreign income, there is a Foreign Earned Income Exclusion (https://www.irs.gov/individual...) that if you qualify, will allow you to exclude up to $120,000 of your foreign income.

As you probably know by living in SF, condo-converting definitely adds a 5%-7% bump on the value of the unit vs. selling it as a duplex or a TIC.Look into the Section 121 exclusion as well, but it seems that it may only apply on your owner-occupied larger unit.

Until that cycle has been completed we have no security unless you have signed an exclusive right to buy, and an exclusive right to list (which you wouldn't be able to unless there was a deal to list).

I did a refi 5 years ago to start a business, pay down debt and redo the kitchen, so my current mortgage is $334k.My question:  I’ve see on these forums that it is indeed possible to combine 1031 exchange and 121 exclusion so long as you’ve lived in the home 2 out of the past 5 years and also can prove you’ve used the home as an “investment property”.

See if u can get insurance with a roof exclusion. if not check out affinity insurance for investors, its notvthe best insurance but we use it for our flips.
