The next thing I will mention is those that operate as a different entity typically are not operating their company appropriately when they engage me and then I need to coach them to use their company appropriately and not commingle and to use proper payroll etc.

Sounds pretty cut and dried.He has no case and is trying to bully money out of you.I'd be overly cautious in continued engagement-- what he may be doing is setting you up to try and negotiate SOME extra money, going overboard in hopes that a "compromise" will still end up with more $$$ than he deserves in his pocket.

If it is a sf, I hate to reward bad behavior, but I may opt for the earlier post option of retaining the tenant, maybe with understanding  they smoke in a designated open or vented area.
