Looking for detailed resources on steps I need to take and to avoid if I am acting as a private lender. 

I have been looking up all day trying to find resources online that I could copy and I'm struggling to do so. 1.

However, the seller was so far behind on the electric bill that WE Energies refused to switch over service until they had some sort of proof that ownership had changed.

Is there enough left over to make it worth your time and tying up your resources?
