It is easy to use and even my more casual staff can figure it out.Yardi Breeze was also very good but the front-end marketing and tenant onboarding is very weak in my view and I was going to make too many compromises in my processes to get Breeze to fit.Yardi Voyager is VERY powerful but you will need dedicated staff that always spend time on it.

This sounds like a lease issue that you can fix once it comes time to renew, a powerful lease goes a long ways in NJ. 

What is better, 15% for 1 year and then 29 years at 3%, and a kick-*** deal you picked up as "cash"..... or conventional lending from the beginning and no bargaining power for speed?

Each unit has it's own meter so the tenants could pay for power (Power runs $30-75 per month depending on the unit)  What are the pros and cons for raising rent or making them pay for utilities? 

There is still a lot of liquidity in the market and investor purchasing power seems to be strong as well.

We were due for our first child in June and figured we might as well just complete the purchase since we needed a larger space (we were renting a 600 SQ ft basement suite from our friends mom and dad) and we figured the rental in this future home would help hedge any risk with making payments in the future.The property was listed for $275k, we offered $280k and asked for new electrical panel and all closing costs to be covered by the sellers after inspection.

Is it a cosmetic renovation or a full renovation including roof , electrical, plumbing HVAC and foundation if needed.

Maybe the Supreme Court is just saying Congress needs to give this power to the Federal government, but the justices realize that any such law is still subject to their review for constitutionality.

Aug 23 electric company comes and puts 3 day note on door of squatter while squatter is hiding insideAug 24 DTE informs us that the bill for this cabin hasn't been paid for a long time, bills are often sent back "return to sender", over $1,100 is owed, gas will be turned off soonAug 26 electric company comes and removes meter, we haven't seen squatter since Monday night, we knock expecting an empty unit, 14 year old daughter is inside, no electric, no water, no gas, phone battery low, and the house is the worse garbage pit I've ever seen - 5 full size black bags of kitchen waste sitting near door, goat path from room to room, dirty clothes piled everywhere. not hoarder situation, just super dirty situation.
