I'm trying to get organized for the improvements that need to be done on the property immediately (roofing and electrical) PLUS inheriting and also searching for tenants outside of my friends/family for the first time.

This does not take in consideration the electrical utilities, mechanical, water, or stormwater!!!

We also saw our electric fence is in their property for 4 years.

It is now cleaned up and down to the studs ..everything needs to be done .. new roof , electrical, plumbing, flooring , all new fixtures abd lighting .. plus i am converting the attached carport into a new master bedroom thus adding Sqft.. turning it into a 1870 sqft 4/2 from a 1520 sqft 3/2 .

This is for a fixer upper of an old Victorian 5 bed (electrical, plumbing, painting, siding etc).

Utilities - if this is for current service to the property, then a case can be made for expensing utilities such as water and gas/electricity right away.3. 

The 2-unit building is in great shape, newer roof, new water heaters, great electric, only a few minor handyman type fixes to be done on that unit, nothing more.

Laundry is already coin operated, electricity is separately metered.

We spent about 25K putting in a septic tank and running electricity, water, a pad for the THOW and a road to our tiny house location.
