Two footnotes as to the UCC: One, the UCC has a long history in its standing and a few states have not adopted the (entire) code, they don't ignore matters but have adopted similar state statute or regulatory powers addressing such subject matters and restrictions will be very similar.

If you can verify the tenant is a responsible pet owner and the dogs are well trained and have a history of not causing damage, then you could consider it.Although we don't accept pets, we have grandfathered in a few over the years.

I am not knowledgable in valuing notes, but I understand the value of the property that the lien attaches to is just one aspect of the valuation -- credit of borrower, payment history, etc. all factor in.What I think will sink this idea is that the city is not the one pressing this issue, it is a venture capital company.

The key is to use small, local banks that hold their loans in their portfolio AND you must buy at a BIG discount so that the LTV will be very low (50 - 70%) using the bank's appraiser.Needless to say, you must have excellent credit; a history of success; and have a relationship with the bank.The reason that I would never use hard money is that it's EXPENSIVE.
