Hampton Roads has many great multis within walking distance to beaches.

If you're really interested in that I recommend reading David Greene's book Long Distance Real Estate Investing published by BP.

Im guessing i could buy rent and hold that property for 1 or 2 years and then use the brrr to get another property.. and so on. in san diego i would just sit with a high mortgage and low savings...my question is :Would it be a good idea for me to dive in and buy a long distance investment property in the area?

Are you able to put in the time to put together a team, find deals, and do them from a distance?

Because of this I am necessarily interested in long distance investing. 

I picked up a copy of David Greene's "Long-Distance Real Estate Investing", but I was also wondering if anyone had any advice or experience with regards to investing out of the country that might not be covered in the book.  

(I know, I need to buy David Greene's book on How to Invest in Real Estate Long Distance).

Look into Midwood and Sheepshead Bay neighborhoods in Brooklyn- Horizontally: Avenue L to Emmons Ave - Vertically: East 24th St to East 13th St- Stick to under 13 minute walking distance to B / Q trains.- You want to be close to Kings Highway, Emmons Ave or Sheepshead Bay Rd- Russian and Jewish folks always interested in buying / renting good quality housing out there- A lot of new construction on Ocean Ave driving prices up, even Avalon just built a 30 floor tower.
