I'm picturing a nice yard with a long drive way that leads up to a detached 2 car garage (basketball hoop and all), next to a long brick house with 1100 sq ft, fenced in back yard, with a central air unit, inside you've pulled up the shag carpet to find hardwoods that you have redone, nice kitchen and bath, nothing fancy but newer flooring, newer counter tops and vanity (just rental grade), fresh paint, nice smell

The past few weeks of studying were quite difficult, but today I overcame all those obstacles to pass my Maryland salesperson exam.  

For instance, @Patrick Snyder doesn't seem to have encountered too many obstacles.  

I searched for a little over 3 months online and put offers on 4 properties, site unseen.1) A short sale in hill top Tacoma, a 3 story triplex + detached single family.  

Since we are not married, it has caused a tougher obstacle, the lender is now saying we have to use the lower score of the two.

Also, if you have a detached structure that will be rented out (room over garage, pool house, etc.) be sure to mention that as the policy may need to be endorsed for the rental in the detached space.  

The obstacle I'm running into is funding.

I'm looking at building whole houses and detached garages.

Any obstacle becomes the path for those that succeed.

The tenants are all very low income but being that there are 10 units in the house, and a detached carriage house means the property nets $6100/month.
