Be sure you understand the likely appraisal value for the property (often the appraisal value will limit your sales price, especially in moderate-income areas where FHA buyers don't have any cash to settle the difference--that's why they desire seller concessions, to reduce their total out-of-pocket down to 3.5% minimum).

I agree that a duplex is a great way to start, but it's really up to your market and what your desires are as an investor.

@Carrie Pledger,In my viewpoint, this is not my rental property, it is the tenant's home.I would recommend learning the desires and trends of your target market.

Based on what laminate runs per LF installed I figure the 2cm granite is about twice as much, and 3cm is about 3x as much but it is so much more desirable.

The listing agent can then add the desired commission onto this net price when presenting it to buyers.

After 3 or so years you can become a broker yourself if you have that desire.

Even though it's bigger, the property is not as desirable as the lot is smaller, and is not water-front.So, is the agent the right person to discuss marketability of a house this size?
