The judge here is a not easy on investors he usually only works with people who will be owner occupants not investors profiting but like @Kimberly Jones said it is all about who you know.

She has no lease.I read somewhere on this forum that in the absence of a written lease, judges typically will consider this arrangement an oral month to month agreement.I toured her apartment and it was very clean, uncluttered, and she was very well mannered.

@Sabrina Taylor  clouding sellers title should be thought through carefully.this is what small claims court is all about.. if you have a beef over 600 bucks to there. if the judge agree's they will award you a money judgement.
