I wanted to add that my daughter had a PM/tenant situation like yours and the PM was saying it would cost $6,000 to fix the plumbing problem, and she'd, of course, need to hire the PM's plumber and it was going to require permits pulled with the city, on and on, to rip up the old pipes to the street and the city hook-up, etc. 

I'll just add that as a cosigner, you are supposed to also receive copies of any notices given to your daughter.

Rent is being paid on time every month by her daughter who does not live with her.
