The very thin gauge door skins are prone to denting.

This is a non issue though; we did this in my condo when I bought it and it took 2 days start to finish with all the drying time.If the stain is dark and outdated, I would suggest it.

Lenders are frequently (especially nowadays) stuck in the "we want you to have some skin in the deal" mode. 

Our photographer does amazing work, so hopefully she'll be knowledgeable, but I should let her know that the back of the house gets beautiful morning sun and the living room looks really dark except for a couple of afternoon hours. 

However, I'm starting to become frustrated with being kept in the dark and not informed as to what is going on. 

She helped me from A-Z, finding comps when buying from wholesalers, renovation color, and design selections, and selling it.

For me it's just about skin in the game.
