I've never heard of an insurance company terminating a policy due to a police dog on premises, fact of the matter is they would probably be happier with that dog as a deterrent to other property damage and theft exposures.

We're also planning on electing sewage backup coverage at $2,500.We've also been told that tenants should be required to purchase renter's insurance, because any damage to the property caused by their negligence would not be covered under our policy.

Complete waste of energy to show unfinished properties and worse, it could cause you to lose someone who may have actually bought the finished product.Perhaps with the demand you have there and the reputation you've built, you have a better opportunity to use that strategy to find renters.

PROPERTY POLICY ($1,000 deductible)-Buliding:  150k-Rental income including extra expenses: 24k-Liability each occurrence: $1million-Liability General Aggregate: $2million-Personal and Advertising injury: $1million           --(I don't know what this is)-Damages to premises rented: 100k-Medical expenses: 5kI was also quoted a $1million umbrella policy.I was referred to this broker by a trusted source and I plan to shop around, but I need some advice on whether or not this is the amount of coverage to shop around.

It is my experience and track record that convinced the lender to make the loan in the first place, but that doesn't mean that I should get 80% of the deal.  30% to 50%, yes, but 80%, no way...unless I contributed enough capital to cause my pro-rata investor share plus my sponsor promote to calculate up to 80%.

I'm assuming that pre-foreclosures are in the same boat as well.Actually, pre-foreclosures are in more dangerous waters, a short sale the bank just won't go there, screwing around with a foreclosure takes on a blend of federal compliance and consumer issues, cause a delay and you can get nailed.
