A couple quick ones:Your closing costs are way low unless you know something I don't or the seller is covering your closing.

Taking both ideas and marrying the two seems to make the most since to me. 

Ask to talk to the owner, talk to the local chamber of commerce, hit the phones spend a couple hours a dialing.
