Sounds like you are on the right path. 

If you don't have a clear path (read: renovations) to push that $700k up, my personal stance is it will still be worth $700k in a decade, maybe $750k, but I believe we are through the crazy appreciation.  

Please make sure you understand the legal benefits and risks of a Series LLC before going that path.

I am really confident that I want to invest in Real Estate as my passive income path but now I'm wondering if I should save money to invest in real estate now or keep paying off debt and invest afterwards?
