It is a little more in depth with his concepts and I do think there is value in a lot of what he says.That being said, I will continue to read highly recommended guru books as I think they are great for motivation to keep moving forward.

We could provide addresses of the homes we planned to bid on before the auction as well so that lender could evaluate them, we could provide a larger fee or % if the homes don’t move quickly of course, and we are happy to meet a potential lender in person and go into detail about how we will move the homes and continue to build our investor database.If anybody is interested in helping us, or providing tips on how we might find an interested party, I'd be most appreciative.

My exit strategy is to refinance the hard money loan within 1 year and then I would decide to either sell the property or to continue renting.Now my question is that can I get a hard money loan to do this project.

Great Feedback everybody..thank you...this forum is awsome.allcash, I like that, I am usually the aggresive type and that sometimes can turn into Greed..and the fact that I would actually tie up more of free cash that will slow me down..is a value in itself...this is the way I feel about it ....unnecessary expense that could be eliminated.The tax deduction is a very good point that had not took in account.I am in it for the long run...I had flipped 3 houses in the past with couple of other partners, and I may continue to do so (different line, whole different strategy..... cash really is king when it come to that...if you have it ofcourse!)
