Using a funding letter is still financing, regardless if you check teh box that states the contract is not "contingent" upon financing, it still is a financed purchase.Now, if you offer all cash and show a real proof of funds (bank account vested in the same name as the offer), you are now a real cash offer.

That purchase contract will have language that the sale is contingent upon seller obtaining title to property.Adding a buyer to the contract, then quit claiming will liklely not work with the end buyer's lender and I persoanlly do not take any titles with quit claims (personal choice)
