I thought making my first post on BiggerPockets, about the struggle and understanding how to correctly set up, structure and arrange the proper business entity necessary to undertake real estate wholesaling transactions virtually within the United States, while currently living abroad.As, the Covid-19 Catastrophe has made me reassess lifes’ purpose, helped me re-enroll into University to finish my degree in Business Administration, laid out a new career path for me and pushed me forward to do things differently I would be thankful for all the sound advice that can be given.

Some lenders may require a 6-12 month period from the date of the transfer before you can refinance, so make sure you know what that timeline looks like first so you can then make arrangement with you hard money lender for an extension if that timeframe fall outside your original term with you hard money lender.

I think it’s always a good idea to get estoppel certificates when possible as it reduces the chance a tenant can claim they had an arrangement with the prior lender they expect you to honor.

The buyer was easily able to figure out living arrangements for that time, it was the moving all their stuff twice and storing it in between that was an issue.

I never provide receipts for materials , what my arrangements / discounts at the supplier are none of the customers business .
