There are still some time consuming things left to finish, namely ripping custom sized doors to size. 

As a first time investor, I would be forever grateful!

Leisure in boom times consumers tend to have lots of excess cash so will splurge on the larger trips out of state or out of the country even.In an economic downturn the opposite tends to hold true.

Extremely difficult and time consuming to save and buy with 100% cash but if you can buy-and-sell some real estate (say through wholesaling), you can have a sizable chunk of cash.

That can be time consuming if you work a 9-5, so stay patient and look for value-add opportunities others missed on the MLS or that rare good deal from a wholesaler.

It will cost more, take longer, and consume more of your energy than you will calculate in your presumptive analysis. 

Or just hold it forever! 

So it’s interesting how people quickly fall in love with the Traditional LLC thinking it’s been around forever.

@Randy Bloch  Well, Warren Buffet also has billions of dollars and holds stocks "forever".

My husband and I made a plan earlier this year to take advantage of the hot selling market in our area and sell our primary residence so we can build our forever home on property we have.
