I'll keep it brief for this update:-Underwrote 10+ deals-Established connections with 3 additional brokers in the Tampa area-Engaged with coach to refine my 90 day plan (might have to expand this now as I'm quickly plowing through it)-Met with 4 potential investors 1:1 in person and on phone, received lots of interest/verbal commits!!

They reach the 1% rule or higher with little effort because the kind of tenants you get cant get financed for a $75K house or don't want to commit to owning there... they want to leave. 

You should always read the loan documents to make sure that any of the strategies above do not trigger the due on sale clause, otherwise you might be unintentionally committing loan fraud. 

If you buy just because you want to buy, you will have commited time, and money, to something you will regret doing within a very short period of time. 

It's not a commitment to lend or any of that, it's just for real estate and mortgage professionals in California to reference while helping their clients, not intended for consumers to read or reference.

I have made exceptions with a very loaded and committed family member cosigner.

Is it possible to provide some type of commitment/letter of intent to buyers interested in securing a lot prior to sub-dividing the plat?

Obviously they were very upset and then Last week, they gave us a letter from their lawyer asking for $20,000 or they are going to sue since we “willfully committed negligent and intentional torts”Since that time, we have gotten a new survey and 99.5% of the trees are on our property but the trunks of 3 of the trees does go over the property line a bit (by 10-30%).

If the landlord knows that a crime was committed in their property but doesn’t report it to the law enforcement, can they get in legal trouble when it is found out later that the landlord didn’t report the crime?
