They key is to commit to the area and get to know the centers of influence in the area and that includes the local business owners, HS and youth sports coaches, political reps, pastors, non profit coordinators, housing authority case workers, and yes... the drug lords, pimps and OG's to a lesser degree.

I am hoping what I'm reading between the lines is that some agents aren't very good at real estate investing, just like my son's soccer coach was a horrible soccer player (I played with him in high school.)

In that case get a book on fix and flip, or rentals etc.If you have cash or a significant IRA that you may want to invest, you should get a mentor or a coach.
